Cheap roof waterproofing usually costs more than the expensive version. Not immediately, and not obviously, but within about three years. The reason is not that cheap materials are fake or that the people applying them are incompetent. It is that the price only covers the coating, and a roof that leaks costs you considerably more than a coating.
This article is not an argument for spending more. There are roofs in Dubai where a modest job is genuinely the right call, and we say so below. It is an argument for knowing what the cheap number leaves out, because almost nobody tells you before the invoice is paid.
The arithmetic nobody shows you
Published consumer guides in the UAE quote roof waterproofing at roughly AED 15 to 60 per m² by material. Other published guides put roofs at roughly AED 50 to 90 per m². Premium specialist contractors publish roughly AED 189 to 400 per m², with around AED 229 typical. Our own range is AED 130 to 390 per m², and we publish it rather than keeping it private.
Take a 100 m² villa roof and run both numbers properly.
At AED 40 per m² you pay AED 4,000. That buys material supply and a thin single-coat application. On a roof that was already sound, with a clean surface and no standing water, it may last its rated life. On a roof that needed preparation it will not, and the typical failure is fine hairline cracking across the whole surface within two to three summers.
When it fails, the next contractor cannot simply coat over it. The failed layer is bonded to the roof and has to come off before anything new will stick. So the second job is not AED 4,000. It is the removal, plus the proper preparation that was skipped, plus the system. Call it AED 25,000 to 32,000 on a roof that size.
Total spend: around AED 30,000, over three years, with a leaking roof for part of that time. Doing it once properly would have cost less and leaked never. That is the whole argument, and the rest of this article is the detail behind it.
When cheap genuinely is the right answer
We would rather say this plainly than pretend every roof needs a premium system.
A modest job makes sense when the existing surface is sound, the roof drains properly with no standing water, there is no history of leaks, and the detailing at parapets and penetrations is intact. In that situation you are buying protection and reflectivity on a roof that is already doing its job, and a thinner specification is a reasonable purchase.
It also makes sense when you are selling the property within a couple of years and need the roof sound rather than guaranteed for a decade.
What we would not do is apply a cheap coating to a roof that is leaking now. At that point the coating is not the problem and will not be the solution. Where the membrane is otherwise sound we recommend a spot repair rather than a full replacement, even though the full job bills considerably more. That is a stated policy, and it is the same honesty that makes the rest of this article worth reading.
What the cheap number leaves out
The low figure buys material supply and a thin single-coat application. It does not include the survey, the cleaning, the crack repair, the primer, the detailing at parapets and penetrations, the specified membrane thickness, or the protective top coat.
Every one of those is a real step, and every one is invisible once the roof is finished. You cannot look at a completed roof and tell whether the membrane went on at its specified thickness or at half of it. You find out in year three.
We have written about the gap between quotes in detail, including why one quote says AED 40 per m² and another says AED 300. This article is about what happens next.
The three costs that never appear on a cheap quote
1. Removing the failed coating
This is the one that surprises people most. A failed acrylic coating is bonded to the roof. It has to be stripped before a new system will bond to anything solid, and stripping is labour, not material. You are paying a crew to undo work you already paid for.
A villa we worked on in Jumeirah Park is the clearest example we have. Roughly fifteen years old, visible cracking right across the roof, and no waterproofing membrane had ever been applied. The previous finish was acrylic, failing with hairline cracking, and the roof had never been cleaned in its life. The work was a full clean, crack repair and a silicone coating membrane across about 100 m². It came to approximately AED 32,000, around AED 320 per m², and took five days. It has been under annual warranty checks since, with zero callbacks.
The point is not the price. It is that a meaningful share of it was spent undoing the condition the roof was left in.
2. The damage underneath, which no warranty covers
This is the cost that dwarfs the others, and it is the one homeowners assume is someone else’s problem.
Read any roofing warranty carefully, including ours. It covers repairing the defect itself. It does not cover consequential damage to your contents or finishes. If a membrane fails and water comes through a bedroom ceiling, the warranty gets you a repaired roof. The ceiling, the paint, the flooring, the wardrobe and whatever was inside it are yours.
That is standard across the industry rather than a quirk of one company, and it is one of several things worth understanding before you sign anything. We cover the full picture in our guide on how to read a roofing warranty.
Water also does not help by staying where it started. It enters at one point, runs under the membrane, and surfaces somewhere else, which is why a ceiling stain shows where water came out rather than where it got in. By the time you see it, it has been travelling through the structure for a while.
3. The insurance gap
Most people assume home insurance catches this. Often it does not.
UAE home insurance policies commonly distinguish sudden and accidental water damage, which is usually covered, from gradual damage and wear, which is usually excluded. The wording differs by policy and has to be checked against your own.
Now consider how a cheap coating fails. It does not burst. It develops hairline cracking over two or three summers, lets water through slowly, and produces damage that accumulates. That is close to the textbook description of the thing policies exclude.
This is general guidance rather than legal or insurance advice, and your policy is the document that decides it. But it is worth reading the exclusions before you assume a failed roof is covered. Who carries the cost also depends on whether you own or rent, and whether the building is still within its defects period. We set that out in who actually pays for a roof leak.
Why cheap work fails here specifically
Dubai is an unusually unforgiving place to cut corners on a roof, for reasons that have nothing to do with rainfall totals.
The emirate gets roughly 68mm of rain a year across about 12 to 13 rainy days. That sounds like very little, and it is why roofs, parapets and drainage here were built for sun rather than water. The consequence is that when rain does arrive it finds every existing crack at once. The April 2024 storm delivered roughly 160mm in a single day, the heaviest in about 75 years, and it found the limits of a great many roofs across the city.
Heat does the slower damage. Roof surfaces run well past the 45°C air temperature in summer, and the daily expansion and contraction works on every joint and every crack. Acrylic, the cheap default across Dubai, reflects heat well but fails early under sustained ultraviolet light. The typical failure is hairline cracking across the surface well before the product’s rated life is up.
Silicone costs more and handles standing water while staying flexible through that heat cycling, which is precisely what a Dubai flat roof demands. It also needs a clean, properly prepared surface to bond to, which is exactly the step a cheap quote removes. The technical detail of how these jobs fail is covered in why roof repairs in Dubai keep failing.
How to buy well without overpaying
None of this means you should accept the highest quote in front of you. It means you should compare scope rather than rates.
- Ask what preparation is included. Cleaning, crack repair and priming are the steps that decide whether the job lasts. A quote with no cleaning line is a quote for work that will fail.
- Ask for the membrane thickness and number of coats, in writing. A product applied at half its specified rate has a fraction of its rated life and looks identical on the day.
- Ask how the details are handled. Parapet upstands, movement joints, outlets and pipe penetrations are where roofs actually leak. The open field is the easy part.
- Ask what the warranty actually covers, whether it reduces over time, and what voids it.
- Ask whether the whole roof needs doing. An honest contractor will sometimes tell you it does not.
If two quotes differ by a factor of five, they are not the same job. One of them has removed steps you cannot see, and the gap between them is roughly what it will cost you to put right later.
The short version
Quality is not cheap, and cheap is not quality. That is easy to say and easy to dismiss as a sales line, so here it is as arithmetic instead: a cheap coating on a roof that needed preparation will cost you the coating, then the removal of the coating, then the proper job, then whatever the water damaged while it was failing. Three of those four were avoidable.
Our own roof waterproofing and heatproofing runs AED 130 to 390 per m² depending on the condition of the roof and the system specified, and we publish that range rather than keeping it private. You can see the detail on our published pricing page.
If you want to know which category your roof falls into, book a free inspection. You get moisture readings, photographs of every joint and penetration, and a written report telling you what the roof actually needs, including when the honest answer is that it needs very little.
Common questions
Is cheap roof waterproofing ever worth it in Dubai?
Yes, in specific circumstances. If the existing surface is sound, the roof drains properly with no standing water, there is no history of leaks and the detailing at parapets and penetrations is intact, a thinner specification is a reasonable purchase. It is also reasonable if you are selling within a couple of years. What does not work is applying a cheap coating to a roof that is already leaking.
Why does cheap waterproofing fail so quickly in Dubai?
Two reasons. Acrylic, the cheap default across Dubai, reflects heat well but fails early under sustained ultraviolet light, typically with hairline cracking well before its rated life is up. And cheap quotes remove the preparation, so the coating bonds to dust rather than to the roof. Roof surfaces here run well past the 45 degree air temperature in summer, and the daily expansion and contraction works on every crack.
Does a roofing warranty cover the damage a failed roof causes?
Almost never. A workmanship warranty covers repairing the defect itself, not consequential damage to your contents or finishes. If a membrane fails and water comes through a ceiling, the warranty gets you a repaired roof; the ceiling, paint, flooring and anything damaged are yours. This is standard across the industry rather than a quirk of one company.
Will home insurance cover a leak caused by cheap waterproofing?
Often not. UAE home insurance policies commonly distinguish sudden and accidental water damage, which is usually covered, from gradual damage and wear, which is usually excluded. A cheap coating fails gradually, developing hairline cracking over two or three summers, which is close to the description of what policies exclude. The wording differs by policy and must be checked against your own.
How much should roof waterproofing cost in Dubai?
Published consumer guides quote roughly AED 15 to 60 per square metre by material, other guides put roofs at AED 50 to 90, and premium specialist contractors publish roughly AED 189 to 400 with around AED 229 typical. Shield Edge publishes AED 130 to 390 per square metre depending on the condition of the roof and the system specified. The figures are not measuring the same scope of work, which is the real point.
