Roof Waterproofing in Nadd Al Hammar
Sixty metres of seam on a thirty square metre roof, and water that was not leaving. The fall was the fault, not the coating.
Roof leaking in Nadd Al Hammar? Let’s talk.
How a Nadd Al Hammar roof is actually built
Most follow the standard UAE combo roof build-up, with waterproofing and thermal insulation installed as one system:
- The structural concrete slab.
- A screed laid to a fall so water runs towards the outlets rather than sitting.
- The waterproofing membrane itself.
- A separation or protection layer.
- Thermal insulation boards.
- A protective screed, commonly around 80mm.
- The visible finish: tiles, gravel or a reflective coating.
The consequence is the part owners are rarely told. On a combo roof the waterproofing sits buried under the screed and the finish, so it cannot be seen or inspected from the roof surface. Reaching it means lifting what is above it.
The layer that does the real work on an older roof here is the second one: the screed laid to falls. Get that wrong and nothing above it can compensate.
The problem is usually the fall, not the coating
A minimum finished fall of 1:80 to the outlets is the widely adopted design standard for flat roofs, with no back-falls and no ponding. Designers normally build in a steeper fall than the minimum, to allow for deflection and for construction tolerance.
When that fall is not there, or has been lost over the years as the structure has settled, water stands on the roof instead of running off it. Standing water is what finds a weakness in any system given long enough. It is also what no coating in the world fixes, because the coating is not the thing that is wrong.
On the Street 16A roof, correcting the fall was a priced line in the quotation before the waterproofing was even mentioned. That sequence is deliberate. There is no point applying a membrane over a roof that will still pond once we leave.
Seams are where it starts
Sixty linear metres of seam sealing on a thirty square metre roof means two metres of seam for every square metre of deck. On a roof of that type the seams are where it leaks first, every time, and they are sealed before the main application rather than after.
It is worth being clear about why that ordering matters. Sealing seams after the membrane has gone on means your seal is sitting on top of the system rather than inside it, exposed to the sun and to foot traffic, and it is the first thing to go.
How we work in Nadd Al Hammar
Clean the surface of debris, dust and dirt first, so the system bonds to the roof rather than to the layer of dust on top of it. Then create a fall for natural water runoff, so water drains to the outlets instead of sitting. Then seal the seams. Then, and only then, apply the waterproofing across a properly prepared surface.
On a roof of this size the programme is short, around five working days, and the sequence is more important than the speed.
What roof waterproofing costs in Nadd Al Hammar
The Street 16A roof was quoted at AED 22,500 for 30 square metres, including all materials. That breaks down across four priced items: cleaning the surface, creating the fall, sealing 60 linear metres of seam, and applying the waterproofing itself.
Set out that way, you can see where the money goes, and you can see that the waterproofing is only a third of it. A quote that gives you one number for a roof like this is hiding the preparation, and the preparation is the job.

Common questions
Water sits on my roof after it rains. Is that normal?
No. The design standard is a minimum fall of 1:80 to the outlets, with no ponding. If water is still standing a day later, the fall is the problem and coating over it will not fix it.
Can you correct the fall without replacing the whole roof?
Usually yes, by building up the low areas before the membrane goes on. Where the existing screed is failing and has to come off, that is a different and larger job, and we tell you which one you have before you commit.
Why seal the seams before the membrane rather than after?
Because a seal applied on top of the system sits exposed to sun and foot traffic, and it is the first thing to fail. Sealed before, it is inside the system and protected by it.
The roof is small. Is it worth doing properly?
The roof is small. The ceiling below it is not, and neither is the cost of putting that ceiling right twice.
