Roof Waterproofing in Villanova
The stain on your ceiling shows where the water came out, not where it got in. We find the entry point first.
Roof leaking in Villanova? Let’s talk.
How a Villanova roof is actually built
The standard UAE combo roof build-up, with waterproofing and thermal insulation installed as one integrated system. From the ceiling upwards:
- The structural concrete slab.
- A screed laid to a fall so water runs towards the outlets rather than sitting.
- The waterproofing membrane itself.
- A separation or protection layer.
- Thermal insulation boards.
- A protective screed, commonly around 80mm.
- The visible finish: tiles, gravel or a reflective coating.
The consequence is the part owners are rarely told. On a combo roof the waterproofing sits buried under the screed and the finish, so it cannot be seen or inspected from the roof surface. Reaching it means lifting what is above it.
Because the membrane is buried, the first evidence you get of a failure is almost never on the roof. It is on a ceiling, somewhere inside the house.
Why the stain is not above the leak
Water enters the floor slab through cracks and joints in the roof surface. Once it is inside the concrete it does not travel straight down. It moves along the slab and exits wherever it finds a route out.
That is why a stain on a ceiling shows you where the water came out, not where it got in. It is also why patching above the stain so often fails. The patch is in the wrong place, and the entry point is still open.
On a roof with many joints and abutments, which describes most roofs here, there is rarely one entry point anyway. There are several, and they are the same age, and they are failing at roughly the same rate. That is the argument for treating the roof as one continuous system rather than chasing stains one at a time.
Working on a roof full of equipment
The La Rosa roof carried services and communications equipment across most of its area. That matters in two ways. Access has to be planned so the membrane can be applied underneath and around the equipment without damaging anything, and the equipment is itself a collection of penetrations, brackets and feet, each of which is a termination the membrane has to deal with.
The second issue was contamination. The roof had years of accumulated debris on it. Surface preparation is the most important step for adhesion, and it is the one most often skipped, because it costs a day and produces nothing a client can see. If the membrane bonds to dirt instead of to the roof, it will fail, and it will fail everywhere at once.
How we work in Villanova
Clean the roof thoroughly and remove all accumulated debris, dust and loose material. Open up and seal every crack and joint, then cover them with elastic joint tape before anything else goes on. Treat each joint, abutment and upstand individually: a reinforcing strip embedded at each angle, the membrane carried up and over the edge with a secure termination.
Then Sikalastic-525 RoofPro GCC at a base coat of 1.2 kg per square metre, reinforcing fleece laid over the entire wet base coat, and a top coat of 0.8 kg, for 2.0 kg per square metre in total. The fleece gives the membrane a continuous internal framework rather than relying on coating thickness alone.
The completed work is inspected on site before handover, and photographic evidence of it is handed to you.
What roof waterproofing costs in Villanova
The published range for Dubai is AED 130 to AED 390 per square metre. The La Rosa roof was quoted at AED 380 per square metre across the 110 square metres of treated surface.
That is at the top of the range, and the reasons were specific: difficult access around the services and communications equipment, a high density of joints, abutments and upstands, and the thorough cleaning the surface needed before anything could bond to it. A roof with a clear deck and little equipment would not be quoted at that rate.
If you want to understand what sits behind any rate, this guide explains why one quote says AED 40 and another says AED 300. Our full range is on the pricing page.
Common questions
The stain is in my bedroom. Will you just fix the roof above it?
Not on its own, no. Water moves along the slab before it exits, so the roof directly above a stain is often not where it got in. We find the entry point first. Otherwise you pay for a repair and keep the leak.
Why is the treated area larger than my roof?
The flat deck is only part of what the membrane covers. Upstands, wall returns, abutments and the detailing around every penetration all take material and labour. We state both figures in the quotation so you can see exactly what you are paying for.
Do you have to move the equipment on my roof?
Normally no. We plan access to work around it, which is slower but avoids disconnecting anything. Where something genuinely has to be lifted we agree it with you in writing first.
How long does a roof like this take?
The La Rosa roof was programmed at 12 to 14 working days. Most of that is not application. It is cleaning, preparation, detailing, and the drying time the base coat needs before the reinforcement and top coat can go on.
