Service Pricing in Dubai
Every property is different, which means every quotation is different. The figures below are indicative price ranges based on typical residential and commercial projects across Dubai, exclusive of VAT. A site inspection allows us to provide an accurate quotation with the right materials and scope of work. The inspection fee is waived if you go ahead with the job.
Roof Waterproofing Cost in Dubai
Roof waterproofing and heatproofing is AED 130 to 390 per square metre, depending on the condition of the roof and the system specified. A 100 square metre villa roof needing a full clean, crack repair and a silicone membrane came to approximately AED 32,000, around AED 320 per square metre, and took five days. A sound roof taking a straightforward overlay sits at the other end of that range.
| Roof condition | Indicative rate | What that covers |
|---|---|---|
| Sound surface, straightforward overlay | From AED 130 per m² | Full clean, minor crack repair, coating system applied to the specified thickness |
| Typical villa roof with detail work | Mid range | The above, plus treatment at the roof edges, pipe penetrations, AC plinths and drain outlets |
| Failed layers, trapped moisture or water that will not drain | Up to AED 390 per m² | Strip out the old system, repair the surface, correct the falls, then a premium multi-coat system |
The figure that moves a quote is almost never the product. It is the condition underneath it.
- What is already on the roof. Two or three old coatings usually have to come off.
- Whether water drains away. If rain sits in the same spots, the slope has to be corrected first, and that is construction work rather than coating work.
- How much detail work there is. Every pipe, drain, AC unit and roof edge is a separate job in itself, and it is where most leakage starts.
- Access. Getting materials and people onto a roof safely varies more between villas than people expect.
- The system specified. Number of coats and achieved thickness, not just the brand on the tin.
Published rates elsewhere in the UAE run from roughly AED 15 to 60 per square metre at the cheap end, so a quote at AED 40 can look like the same job for a fraction of the price. It is not the same scope. We set out exactly what is missing in why one roof quote says AED 40 per square metre and another says AED 300, and how to read any quote line by line in our roof waterproofing cost guide.
Every roof price includes a free inspection first, a fixed and itemised scope, and our 10-year workmanship warranty on roof waterproofing and heatproofing.
Why Prices Vary
No two jobs are the same, so no two quotations are the same. The right solution depends on the scope of work, the condition of what needs repairing or replacing, and the materials required to do it properly.
Our quotations are based on factors including:
- Size and scope of the project
- Condition of existing systems (roof, plumbing, electrical, HVAC)
- Number and severity of issues found
- Material selected for roof projects (Silicone or Polyurethane)
- Ease of access to the work area
- Warranty requirements
- Residential or commercial property

Roof waterproofing, as a guide, typically runs AED 130–390 per m². That’s a wide range on purpose — the right price depends heavily on the material selected (silicone or polyurethane) and the purpose of the project, from a straightforward re-coat to a full system with multiple drains, upstands, and penetrations. Your on-site inspection narrows this down to one fixed, accurate price.
Material Choices Affect Cost
Rather than simply choosing the cheapest system, we recommend selecting the coating that best suits your roof and performance requirements.
| Material | Typical Cost | Best For |
|---|---|---|
| Silicone | Premium | Standing water and UV/heat resistance |
| Polyurethane | Mid to Premium | Foot traffic and mechanical wear resistance |

Roof Pricing Questions
Roof waterproofing and heatproofing costs AED 130 to 390 per square metre, depending on the condition of the roof and the system specified. As an example, a 100 square metre villa roof that needed a full clean, crack repair and a silicone membrane came to approximately AED 32,000 and took five days.
Because they are not the same scope of work. The cheaper figure usually buys material supply and a thin single-coat application with no surface preparation and no detailing at roof edges, pipes and drains. The work that makes a roof last is the preparation and the detail work, not the coating itself.
A free inspection with moisture readings and photographs, surface preparation and cleaning, repairs to cracks and failed areas, detailing at every roof edge, pipe, drain and AC plinth, the coating system applied to its specified thickness, and a 10-year workmanship warranty.
Yes. Roof waterproofing and heatproofing inspections are free. Plumbing, electrical and HVAC call-outs carry a fee of AED 150, or AED 300 for emergencies, and that fee is waived if you go ahead with the quoted work.
No. We do not quote a roof over the phone. The price depends on what is already on the roof and what condition it is in, and neither can be established without going up there.
