Villa Roof Waterproofing Across Dubai
The communities we work in, how the roofs there are actually built, and where they fail. If yours is not on the list, ask anyway.
Not sure we cover you? Let’s talk.
Dubai villas have two roof types, and they fail differently
Almost everything we see falls into one of two categories, and knowing which one you have tells you most of what you need before anyone arrives.
Flat roofs, built as a combo roof
The common UAE flat-roof build-up integrates the waterproofing and the thermal insulation into one system, which the trade calls a combo roof. The layers run: structural slab, screed laid to falls, the waterproofing membrane, a separation layer, insulation boards, a protective screed, then the visible finish. The membrane is layer three of seven, buried under everything above it.
The practical consequence is the one owners find hardest to accept. Your roof can look completely sound and be leaking badly, and nobody standing on it can tell you the condition of the membrane by looking. That has to come from moisture readings, thermal imaging and a flood test.
Pitched tile roofs
The tiles are a rain screen, not the waterproofing. The real barrier is a sheet membrane beneath the battens and tiles, and its job is to stop the water the tiles let past. Water that gets in here runs down the slope of that sheet before dropping through, so the stain on your ceiling is where the water came out, not where it got in.
Communities we cover in detail
- Arabian Ranches. Older villas across Al Reem, Saheel, Alvorada, Mirador and Palmera, with pitched tile over the living areas and flat sections carrying the equipment. Two roof types on one house, so two answers.
- The Springs and The Meadows. Pitched tile across Springs 1 to 15 and Meadows 1 to 9, now around two decades old, where the real barrier sits under the tiles and has hardened with age.
- Dubai Hills Estate. Newer combo roofs in Sidra, Maple, Golf Place and Parkway Vistas, where the problem is almost always detailing around equipment rather than age.
- Jumeirah Park. First-generation acrylic coatings reaching the end of their life, frequently with no membrane underneath them at all.
- Emirates Hills. Large custom villas with several roof levels, terraces over bedrooms and plant decks, where one rate per square metre cannot honestly cover the roof.
- Damac Hills. Large villa and townhouse roofs where the treated surface runs well above the footprint, with 30 centimetre upstands around every parapet and rooftop structure.
- Meydan. Townhouse roofs that are small in area and dense in detail, often carrying several generations of patch repair that have to come off before anything new goes on.
- Villanova. Roofs congested with services and communications equipment, where access has to be planned and the ceiling stain is rarely below the place the water got in.
- Umm Suqeim. Older and more mixed than the master communities, with independent villas inland and commercial premises on Al Wasl Road, and heat as much of a problem as water.
- Nadd Al Hammar. Established villas with smaller, older roofs, where standing water and a lost fall are usually the real fault rather than the coating on top.
Everywhere else in Dubai
We also work across The Lakes, Al Barari, Al Furjan, Mudon, Layan, Jumeirah, Dubai Marina and Jumeirah Lakes Towers, as well as warehouses and commercial buildings throughout the emirate. If your community is not listed, get in touch anyway and we will tell you quickly whether we cover it.
What happens on every job, wherever you are
A free inspection that is a genuine diagnosis: moisture readings across the roof, photographs of every joint, drain, flashing and penetration, thermal imaging where conditions allow, and a flood test where the evidence calls for one.
Then a written report rather than a one-line quote. What is wrong and where, tied to photographs and actual readings. What is required against what is optional. The system we propose and why. A fixed price. Where the membrane is otherwise sound we recommend a spot repair rather than a full replacement, even though the full job bills more.
Roof waterproofing and heatproofing is AED 130 to 390 per square metre depending on the condition of the roof and the system specified, published up front on our pricing page. Work carries our 10-year workmanship warranty, and keeping it active takes one short check-in a year at no cost.
