Roof Waterproofing in Arabian Ranches
Two roof types on one house, so two answers. We find which one let the water in before we quote for anything.
Roof leaking in Arabian Ranches? Let’s talk.
How a roof in Arabian Ranches is actually built
Nearly every villa in the original phases has a pitched, tiled roof over the living areas and one or more flat sections carrying the water tanks, the AC units and the pipework. The two are built completely differently and they fail in completely different ways.
The pitched sections
The tiles you can see are not the waterproofing. They shed the bulk of the water and they shade what sits below them. The actual barrier is a sheet layer laid over the roof structure, underneath the battens and tiles. That layer is invisible from the ground, invisible from the roof, and in the earliest Ranches phases it has now been up there for the better part of two decades.
The flat sections
These are built as what the trade in the UAE calls a combo roof, meaning the waterproofing and the thermal insulation go in as one integrated system. The layers usually run in this order, from the ceiling upwards:
- The structural concrete slab.
- A screed laid to a fall so water runs towards the outlets rather than sitting.
- The waterproofing membrane itself.
- A separation or protection layer.
- Thermal insulation boards.
- A protective screed, commonly around 80mm and laid in panels.
- The visible finish: tiles, gravel, or a reflective coating.
Read that list again and notice where the waterproofing sits. It is layer three of seven, buried under the insulation, the screed and the finish. You cannot see it, you cannot inspect it by standing on the roof, and reaching it means lifting everything above it. That single fact explains most of the frustration owners here describe: the roof looks completely fine, and the ceiling below it is wet.
The three places Arabian Ranches roofs leak
After enough of these villas, the same short list comes up again and again.
1. The parapet junction on the flat sections
The parapet is the low wall running around the edge of a flat roof. The waterproofing has to run across the roof, turn ninety degrees, carry up the face of that wall and be terminated properly at the top. That junction moves every single day as the roof heats and cools, and it moves more than any other part of the roof because two elements meet there. When the termination was rushed, this is where it opens up first. It is the most common entry point we find in this community.
2. Penetrations through the flat roof
Every pipe, cable run, AC plinth and tank support passes through the waterproofing. Each one needs a proper detail: the membrane carried up the obstacle and sealed against it. What we usually find instead is a smear of mastic applied years ago, which has since gone hard, shrunk and cracked away from the pipe. Sand then packs into the gap and holds water against the opening.
3. The under-tile layer on the pitched sections
Once a tile slips or cracks, wind-driven rain reaches the sheet below and starts working on a layer that was never meant to take direct exposure. Because the tiles still look correct from the ground, owners assume the roof is fine. The failure is real, it is just hidden.
Blocked outlets are worth a mention too. Ranches gets a genuine amount of wind-blown sand, an outlet fills quickly, and a blocked outlet turns a working flat roof into a shallow pond in a single storm.
Why we will not simply coat over it
The quickest sale on a Ranches villa is a coating rolled across the flat roof and, occasionally, a contractor offering to paint the tiles. Neither addresses anything on the list above. A coating over a combo roof sits on top of the protective screed, several layers above the membrane that is actually leaking. It may look like a repair for a season.
The opposite mistake is just as expensive. Some contractors will only sell a full strip-out and rebuild, because that is the job with the biggest invoice. On a roof where the buried membrane is still sound and the problem is one parapet termination, that is thousands of dirhams of demolition nobody needed. Working out which of the two situations you are in is the entire purpose of the inspection.
How we work in Arabian Ranches
Every job starts with a free inspection, and the inspection is a real diagnosis rather than a man with a clipboard writing down a rate. We look at the roof as a system: access and safety first, then the overall slope and where water has been sitting, then the parapet, the movement joints and every pipe, cable and AC unit passing through the surface.
We take moisture readings across the roof, photograph every joint, drain, flashing and penetration, use thermal imaging where conditions allow, and run a flood test where the evidence calls for one. You get a written report: what is wrong and where, tied to photographs and actual readings, what is required against what is merely optional, the system we propose and the reasoning behind it, and a fixed price.
Where the membrane is otherwise sound, we recommend a spot repair rather than a full replacement. That is a stated policy, and it costs us money every time we apply it, because the full job bills more. Roof waterproofing and heatproofing carry our 10-year workmanship warranty, and keeping it active takes one short check-in a year at no cost.
What roof waterproofing costs in Arabian Ranches
Roof waterproofing and heatproofing is AED 130 to 390 per square metre, depending on the condition of the roof and the system specified. The low end assumes a sound existing surface and a straightforward overlay. The high end covers a full strip-out, slope and screed correction, and a premium multi-coat system.
In Arabian Ranches the number is driven by how many previous coatings are up there. A flat section carrying two or three failed layers sits nearer the top of the range, because all of it has to come off before anything new can bond. A villa needing a parapet detail rebuilt and two penetrations reworked is a far smaller job, and we will say so.
We publish that range rather than keeping it private, because the gap between a cheap quote and a specified system is the thing most owners in Arabian Ranches are trying to understand. If you have quotes in front of you now, why one quote says AED 40 per m² and another says AED 300 explains what each price actually buys. Full details are on our pricing page, and we do not quote without inspecting first.
Common questions
Why is my Arabian Ranches roof leaking when the tiles and the flat roof both look fine?
Because on both roof types the waterproofing is not the surface you are looking at. On the pitched sections it is a sheet layer under the tiles. On the flat sections it is buried under insulation, screed and the finish. A roof can look perfect and still have a failed barrier underneath, which is why we diagnose with moisture readings and a flood test rather than by eye.
Can you waterproof just the flat section rather than the whole roof?
Usually yes, and on this community that is often the right answer. The flat sections carry the equipment, the foot traffic and the penetrations, so they fail first. If the pitched sections are still performing we will say so in the report and quote only for what needs doing.
Does painting or coating the roof tiles waterproof them?
No. The tiles are a rain screen and a sun shield, not the waterproof layer. Coating them changes their appearance and does nothing to the sheet underneath, which is where a pitched roof of this age actually fails. If a contractor offers tile painting as waterproofing, that tells you something useful about the contractor.
How long does a roof job in Arabian Ranches take?
It depends entirely on scope. A targeted repair to a parapet detail and a few penetrations is a short job. A full clean, crack repair and membrane across a villa roof is a matter of days rather than weeks. The written quote states the duration before you agree to anything.
