Roof Waterproofing in Dubai Hills Estate
Newer roofs, so age is rarely the fault. It is almost always the detailing around the equipment sitting on top of them.
Roof leaking in Dubai Hills? Let’s talk.
How a Dubai Hills roof is actually built
These are modern flat concrete roofs, built as an integrated waterproofing and insulation system, the arrangement the UAE trade calls a combo roof. Working upwards from the ceiling:
- The structural concrete slab.
- A screed laid to falls, so water is directed to the outlets. The widely adopted design standard is a minimum finished fall of 1:80 with no back-falls and no ponding, and a good design builds in more than the minimum to allow for deflection and construction tolerance.
- The waterproofing membrane. On roofs of this generation that is commonly either a two-layer APP-modified torch-applied bitumen membrane or a two-component polyurethane liquid membrane with a UV-stable aliphatic top coat.
- A separation or protection layer.
- Thermal insulation boards.
- A protective screed laid in panels.
- The visible finish: tiles, gravel or a reflective coating, plus the tanks, AC plant and pipework.
On paper that is a sound, modern roof, and mostly it is. The point worth understanding as an owner is that the membrane is layer three of seven. It is sealed under the insulation and the screed. You cannot look at it, a contractor standing on your roof cannot look at it either, and any honest opinion about its condition has to come from evidence rather than from a glance: moisture readings, thermal imaging, a flood test.
It also means the phrase “we will reseal your roof” is close to meaningless here. Whatever gets applied to the surface is going on above four layers of construction, nowhere near the thing that keeps water out.
The three places Dubai Hills roofs leak
1. Where the waterproofing meets the equipment
AC plinths, pipe penetrations, cable runs and tank supports. The membrane has to be carried up each obstacle and terminated properly against it. What we frequently find on roofs of this age is waterproofing taken up to the obstacle and simply stopped, with sealant bridging the gap. Sealant is a maintenance item with a life measured in a few years, not a detail with a life measured in decades. This is the single most common finding here.
2. Water that never clears
A screed fall that is slightly wrong, or a protective screed panel that has settled, leaves water standing in the same place after every rain and after every tank overflow. Standing water is not a problem for a membrane designed for it. It is a serious problem for a coating chosen on price, and it finds any weakness in a detail given long enough to work on it.
3. Blocked or undersized outlets
The outlets are the only route water has off the roof. Sand, builders’ debris and landscaping material fill them, and once an outlet is blocked the fall designed into the screed counts for nothing. Clearing outlets twice a year is the cheapest roof maintenance that exists and almost nobody does it.
A Dubai Hills job worth describing
An owner called us about water appearing in different rooms at different times, never twice in the same spot, with no pattern they could trace. Every previous opinion had pointed at the roof membrane.
It was not the membrane. The source was a broken water pipe on the roof, which meant the fix was a plumbing repair rather than a waterproofing job. The property was around 85 square metres of roof, the work came to AED 27,000, and it took three days once the source had been found.
We describe it because the diagnosis was the valuable part. A contractor selling waterproofing would have sold waterproofing, the owner would have paid for a new roof system, and the pipe would have gone on leaking. On a young roof in a community like this one, rule out the simple explanations before anyone starts lifting screed. Our guide on who actually pays for a roof leak in Dubai is worth reading too, because on a villa still within its defects period the answer may not be that you pay at all.
How we work in Dubai Hills Estate
Every job starts with a free inspection, and the inspection is a real diagnosis rather than a man with a clipboard writing down a rate. We look at the roof as a system: access and safety first, then the overall slope and where water has been sitting, then the parapet, the movement joints and every pipe, cable and AC unit passing through the surface.
We take moisture readings across the roof, photograph every joint, drain, flashing and penetration, use thermal imaging where conditions allow, and run a flood test where the evidence calls for one. You get a written report: what is wrong and where, tied to photographs and actual readings, what is required against what is merely optional, the system we propose and the reasoning behind it, and a fixed price.
Where the membrane is otherwise sound, we recommend a spot repair rather than a full replacement. That is a stated policy, and it costs us money every time we apply it, because the full job bills more. Roof waterproofing and heatproofing carry our 10-year workmanship warranty, and keeping it active takes one short check-in a year at no cost.
What roof waterproofing costs in Dubai Hills Estate
Roof waterproofing and heatproofing is AED 130 to 390 per square metre, depending on the condition of the roof and the system specified. The low end assumes a sound existing surface and a straightforward overlay. The high end covers a full strip-out, slope and screed correction, and a premium multi-coat system.
A newer Dubai Hills roof in sound condition usually sits at the lower end of that range, because there is no strip-out to do and the existing surface is ready to take a system. Where it climbs is when standing water has to be designed out, which means correcting falls rather than coating over them. That is genuine construction work and it is priced as such.
We publish that range rather than keeping it private, because the gap between a cheap quote and a specified system is the thing most owners in Dubai Hills Estate are trying to understand. If you have quotes in front of you now, why one quote says AED 40 per m² and another says AED 300 explains what each price actually buys. Full details are on our pricing page, and we do not quote without inspecting first.
Common questions
My villa is only a few years old. Why is the roof leaking already?
Age is rarely the cause on these roofs. Almost always it is a detail: waterproofing stopped short at an AC plinth or a pipe rather than carried up and terminated, with sealant bridging the gap. Sealant fails in a few years. The membrane itself is usually fine, which is good news, because it makes the repair a small one.
Is my roof still under warranty from the developer?
It may be. Under UAE law, developer liability commonly runs for one year on non-structural defects and ten years on structural defects from handover, and which bucket a roof problem falls into depends on the defect. This is general guidance rather than legal advice and it depends on your contract, so it is worth checking your handover documents before you pay anyone, including us.
Can anyone tell the condition of my membrane by looking at the roof?
No, and be wary of anyone who says they can. The membrane sits under the insulation and the protective screed. Condition has to be established from evidence: moisture meter readings across the roof, thermal imaging where conditions allow, and a flood test where the readings justify one.
Water sits on my roof for days after it rains. Is that a problem?
It is a warning sign rather than a failure. Flat roofs are laid to a fall so water reaches the outlets, commonly a minimum of 1:80. If water is standing, either an outlet is blocked, which is cheap to fix, or the fall is wrong in that area, which is not. Worth establishing which before the next rain.
