Roof Waterproofing in Jumeirah Park
First-generation coatings reaching the end of their life, frequently with no membrane underneath them at all.
Roof leaking in Jumeirah Park? Let’s talk.
How a Jumeirah Park roof is actually built
Flat concrete roofs, and here is where this community differs from a newer one like Dubai Hills. A textbook UAE flat roof is a combo roof: slab, screed to falls, membrane, separation layer, insulation, protective screed, finish. On a good number of villas here what is actually present is considerably shorter than that list.
What we commonly find is a slab, a screed, and a coating applied at some point in the villa’s life by someone who was asked to stop a leak. Sometimes there are two or three coatings, applied in succession by different contractors, each over the top of the last.
The coating is almost always acrylic, because acrylic is the cheap default across Dubai. It reflects heat well, which is a genuine benefit, and it fails early under sustained ultraviolet light, which is not. The classic failure mode is fine hairline cracking spreading across the whole surface well before the product’s rated life is up. Once that cracking is through, the coating is no longer doing anything, and because it is bonded to the roof it also stops any replacement bonding properly until it comes off.
On the villas that do have a buried membrane, the ordinary combo roof rules apply: the membrane is underneath the screed and the finish, and its condition can only be established from moisture readings and a flood test rather than from the surface.
The three places Jumeirah Park roofs leak
1. Cracking across the open roof surface
Unusually, in this community the open field of the roof is a genuine failure point rather than just the details. That is what a brittle acrylic coating does. It is also the easiest failure to see, which is why owners here often arrive already knowing something is wrong.
2. A surface that has never been cleaned
This one causes more repeat failures than anything else. Years of Dubai dust bond to the roof and form a layer of their own. A coating applied over that is stuck to the dirt, not to the roof, and it lifts within a season or two. A contractor who quotes without a cleaning line item is quoting for a job that will fail, and that is a large part of why the AED 40 per square metre quotes exist.
3. The edges and the penetrations
Parapet upstands, outlets, pipes and AC plinths, rarely detailed properly the first time and rarely improved by the coatings applied since. The coatings were rolled across the flat area and taken loosely up to the details rather than worked into them.
A Jumeirah Park villa we worked on
A villa of around fifteen years old came to us with visible cracking right across the roof. There had never been a waterproofing membrane on it. The previous finish was acrylic, failing with hairline cracking exactly as described above, and the roof had never been cleaned in its life.
The work was a full clean, crack repair, and a silicone coating membrane across roughly 100 square metres. It came to approximately AED 32,000, which is around AED 320 per square metre, and it took five days. It has been under annual warranty checks ever since, with zero callbacks.
Silicone was specified rather than acrylic for a specific reason. It handles standing water and it stays flexible through the heat cycling this climate puts a roof through. It costs more than acrylic and it demands a clean, properly prepared surface to bond to, which is why the clean was not an optional extra on that job.
How we work in Jumeirah Park
Every job starts with a free inspection, and the inspection is a real diagnosis rather than a man with a clipboard writing down a rate. We look at the roof as a system: access and safety first, then the overall slope and where water has been sitting, then the parapet, the movement joints and every pipe, cable and AC unit passing through the surface.
We take moisture readings across the roof, photograph every joint, drain, flashing and penetration, use thermal imaging where conditions allow, and run a flood test where the evidence calls for one. You get a written report: what is wrong and where, tied to photographs and actual readings, what is required against what is merely optional, the system we propose and the reasoning behind it, and a fixed price.
Where the membrane is otherwise sound, we recommend a spot repair rather than a full replacement. That is a stated policy, and it costs us money every time we apply it, because the full job bills more. Roof waterproofing and heatproofing carry our 10-year workmanship warranty, and keeping it active takes one short check-in a year at no cost.
What roof waterproofing costs in Jumeirah Park
Roof waterproofing and heatproofing is AED 130 to 390 per square metre, depending on the condition of the roof and the system specified. The low end assumes a sound existing surface and a straightforward overlay. The high end covers a full strip-out, slope and screed correction, and a premium multi-coat system.
The villa described above sat at around AED 320 per square metre, towards the upper end, because the old coating had to come off and the surface needed repair before anything could be applied. That is the typical Jumeirah Park shape: the preparation is a real part of the cost, and any quote that does not include it is not comparable to one that does.
We publish that range rather than keeping it private, because the gap between a cheap quote and a specified system is the thing most owners in Jumeirah Park are trying to understand. If you have quotes in front of you now, why one quote says AED 40 per m² and another says AED 300 explains what each price actually buys. Full details are on our pricing page, and we do not quote without inspecting first.
Common questions
There is cracking all over my roof coating. Is the roof failing?
The coating is failing, which is not the same thing. Fine hairline cracking across the surface is the standard end-of-life behaviour for acrylic under UAE sun. Whether water has got past it and into the structure is a separate question, and moisture readings answer it. Plenty of these roofs are structurally fine under a coating that has given up.
Can you apply a new coating over the old one?
Only if the old one is sound and properly bonded, which a cracked acrylic coating is not. Applying over a failed layer means the new system is only as well attached as the thing beneath it. On most roofs here the old coating has to come off, and that removal is a real part of the price.
My villa has never had a waterproofing membrane. Is that normal?
It is more common in this community than people expect. A lot of these roofs went up with a screed and a coating, and the coating was treated as the waterproofing. It is fixable, and in some ways a bare prepared roof is easier to specify properly than one carrying three failed layers.
Why is silicone more expensive than acrylic, and is it worth it?
Silicone handles standing water and stays flexible through heat cycling, which is precisely what a Dubai flat roof demands. Acrylic is cheaper and reflects heat well, but fails early under sustained UV. On a roof where water sits, silicone is worth the difference. Where it does not, we will tell you so rather than upsell you.

Send a message on WhatsApp, or book through the Request an Inspection page. We will tell you what your roof needs, including when the honest answer is that it needs very little.
Worth reading first: the system we actually install, and what it costs.
We also carry out roof waterproofing and leak repair across the rest of Dubai, including The Springs and The Meadows, Emirates Hills, Umm Suqeim. Every community we cover is listed on our areas page.
