The Shield Edge Roof System
Most waterproofing companies in Dubai sell you a product. We specify a system, and which system you get depends on what the inspection finds on your roof. This page explains what that means in practice: the layers that go on, the materials we work with, how we choose between them, and what a cheap quote leaves out.
It is longer than a sales page because the detail is the point. If you are comparing quotes, the sections below are the things worth asking every contractor about.
Why we do not have one system to sell you
It is commercially easier to have a single branded system, put a number of layers in the name, and fit every roof to it. It is also how an owner ends up paying for a premium specification on a roof that did not need one, or receiving a general-purpose product on a roof that needed something specific.
A villa in The Springs has a sheet membrane under tiles. A villa in Dubai Hills has a membrane buried under insulation and screed. A plant deck carrying chillers takes foot traffic every month. An unshaded flat roof where water stands after every rain has a different problem again. These are four different engineering situations and one product does not answer all four.
So the specification is an output of the inspection, not an input. We find out what is wrong first, then write what goes on the roof. The rest of this page is the menu we specify from.
The layers, in the order they go on
On a flat roof overlay, which is the most common villa job in Dubai, the sequence runs like this. Every step is chargeable work, and every step is one that a low quote drops.
1. Survey and diagnosis
Before anything is applied: moisture readings across the roof, photographs of every joint, drain, flashing and penetration, thermal imaging where conditions allow, and a flood test where the evidence calls for one. The output is a written report tied to locations and readings, not a rate.
2. Cleaning the entire surface
This is the step most often skipped and the one that causes most repeat failures. Years of Dubai dust bond to a roof and form a layer of their own. Anything applied over it is stuck to the dirt rather than to the roof, and it lifts within a season or two. A quote without a cleaning line is a quote for work that will fail.
3. Crack and substrate repair
Every crack gets opened up and filled, not bridged. A membrane stretched across an unrepaired crack moves with that crack every day as the roof heats and cools, and it splits along the line eventually. Where the screed has failed or the fall is wrong, that is corrected here too, because no coating fixes a roof that holds water.
4. Priming
A primer matched to the substrate and to the membrane above it. Bond failure between the roof and the system is the second most common cause of early failure after dirt, and it is entirely avoidable.
5. Detailing before the field
Parapet upstands, movement joints, outlets, pipe penetrations, AC plinths and cable runs get reinforced and detailed first, usually with a reinforcing fabric bedded into the membrane. The open area of the roof is the easy part. The details are where roofs actually leak, and they are done before the main application rather than squeezed in at the end.
6. The membrane
Applied to the manufacturer’s specified thickness in the specified number of coats. Thickness is not a detail. A product applied at half its specified rate has a fraction of its rated life, and it is invisible once it has cured, which is exactly why it is worth writing into a quote.
7. The top coat or protective finish
A flat roof membrane with nothing shading it takes the full force of the sun, so a protective finish is part of the specification rather than an extra. On a heatproofing job this is also the reflective layer that reduces how much heat transfers into the building.
8. Testing and handover
A flood test where the design allows for one, then photographs of the completed work and the warranty documentation.
The materials we work with
We install manufacturer-backed systems from Sika, Fosroc, MAPEI, Dow and Tengyu. Those materials carry their own manufacturer warranties, separate from our workmanship warranty, and where a material defect is at fault we help you claim against it.
Three coating families cover most villa work in Dubai, and the choice between them is the single biggest technical decision on your roof. Here is our honest position on each.
Silicone: our default for most Dubai flat roofs
Silicone handles standing water and stays flexible through the heat cycling this climate puts a roof through, which is precisely the combination a Dubai flat roof demands. It costs more than acrylic, and it needs a clean, properly prepared surface to bond to. That preparation requirement is not a drawback, it is the reason it lasts.
Acrylic: the cheap default across Dubai, and why we rarely specify it
Acrylic reflects heat well, which is a genuine benefit, and it is inexpensive, which is why most of the roofs we inspect have it. It also fails early under sustained ultraviolet light. The typical failure is fine hairline cracking spreading across the whole surface, well before the product’s rated life is up. Once that cracking is through, the coating has stopped working and it also has to be removed before anything else can bond.
Polyurethane: the toughest, and usually overkill on a villa
Polyurethane takes foot traffic and equipment loads, which makes it the right answer on plant decks, plant rooms and commercial roofs where people service machinery. On an ordinary villa roof that nobody walks on it is usually overkill and overpriced. We will specify it where it belongs and say so where it does not, even though it is the more expensive line on a quote.
On a large villa with a plant deck, terraces and open flat roof, more than one of these may be specified on the same house. That is normal, and it is why quotes for those roofs are itemised by area rather than given as one rate.
What is already on your roof, and why it matters
The common UAE flat-roof build-up integrates the waterproofing and the thermal insulation into a single system, which the trade calls a combo roof. You may meet the term in a handover document or a quote. From the ceiling upwards the layers usually run: structural concrete slab, a screed laid to falls, the waterproofing membrane, a separation or protection layer, thermal insulation boards, a protective screed laid in panels at around 80mm, then the visible finish.
The membrane is layer three of seven. It is buried under the insulation, the screed and the finish, which means nobody standing on your roof can tell you its condition by looking at it, and reaching it means lifting everything above it.
That fact drives two decisions on every job. First, the condition of the existing membrane has to be established from evidence rather than opinion, which is what the moisture readings and the flood test are for. Second, when the buried membrane is sound and the problem is a detail, the right answer is to fix the detail rather than to demolish four layers of construction to reach something that is working.
Flat roofs are laid to a fall so water reaches the outlets, and the widely adopted design standard is a minimum finished fall of 1:80 with no back-falls and no ponding. If water is standing on your roof days after rain, either an outlet is blocked, which is cheap, or the fall is wrong, which is construction work rather than a coating job. Establishing which is part of the survey.
When we recommend repairing rather than replacing
Where the membrane is otherwise sound, we recommend a spot repair rather than a full replacement. That is a stated policy and it costs us money every time we apply it, because the full job bills considerably more.
A recurring example: a stain on a bathroom ceiling that several previous contractors had each patched directly above, and which came back every time. We found the actual entry point several metres away. Water had been travelling under the membrane, and in places through the slab, before surfacing where the stain was. We sealed that entry point, confirmed it with a flood test, and the leak stopped. The rest of the roof was left untouched.
Water rarely travels straight down. It enters at one point, runs under the membrane, and surfaces somewhere else, which means a ceiling stain shows you where water came out, not where it got in. A contractor who only sells full systems has no commercial reason to spend time finding the difference.
What an AED 40 per square metre quote leaves out
Published consumer guides in the UAE quote roof waterproofing at roughly AED 15 to 60 per square metre by material, so an owner who reads one of those first arrives believing AED 40 is the normal price. Other published guides put roofs at roughly AED 50 to 90 per square metre, and premium specialist contractors publish roughly AED 189 to 400, with around AED 229 typical.
Those numbers are not measuring the same thing. The low figure buys material supply and a thin single-coat application. It does not include the survey, the cleaning, the crack repair, the primer, the detailing at parapets and penetrations, the specified membrane thickness or the protective top coat. Every one of those is a step in the list above, and each is a step whose absence you cannot see once the roof is finished.
This is the whole reason we publish our range rather than keeping it private, and why our guide on why one quote says AED 40 per m² and another says AED 300 exists. Compare scope, not rates.
Price and warranty
Roof waterproofing and heatproofing is AED 130 to 390 per square metre, depending on the condition of the roof and the system specified. The low end assumes a sound existing surface and a straightforward overlay. The high end covers a full strip-out, slope and screed correction, and a premium multi-coat system. Full details are on our pricing page, and we do not quote without inspecting first.
The work carries a 10-year workmanship warranty. Cover does not shrink over time: year one and year ten are treated the same. It covers workmanship and installation, while materials carry their own manufacturer warranties. Keeping it active takes one short check-in a year, either a brief visual inspection or photographs you send us, at no cost. It is issued to the client on record and is not transferable if the property is sold.
For an active leak we respond the same day, and within two business days for a routine claim. Our guide on 10-year workmanship warranty sets out the full terms, including what voids cover, and how to compare a 20-year claim from another contractor against a 10-year one.
Common questions
Do you use one waterproofing system on every roof?
No. The specification comes out of the inspection. A pitched tile roof, a buried combo roof membrane, a plant deck taking foot traffic and an unshaded roof where water stands are four different situations, and we specify silicone, acrylic or polyurethane accordingly. On a large villa more than one may be used on the same house.
What brands do you install?
Manufacturer-backed systems from Sika, Fosroc, MAPEI, Dow and Tengyu. Those materials carry their own manufacturer warranties alongside our 10-year workmanship warranty, and where a material defect is at fault we help you claim against the manufacturer.
Why is cleaning the roof a separate cost?
Because it is real work and it determines whether the job lasts. Dubai dust bonds to a roof over years and forms a layer. A membrane applied over it is bonded to the dirt, not the roof, and it lifts within a season or two. It is the single most common reason a previous contractor’s work failed.
Can you tell me the condition of my existing membrane?
Only from evidence, and be cautious of anyone who claims to do it by eye. On a combo roof the membrane is buried under insulation, screed and the finish. We establish its condition with moisture meter readings across the roof, thermal imaging where conditions allow, and a flood test where the readings justify one.
Will you ever tell me I do not need a full roof job?
Regularly. Where the membrane is otherwise sound and the problem is a detail, we recommend a spot repair rather than a full replacement. It is a stated policy and it bills less than the alternative. The written report separates what is required from what is optional, so you can see the reasoning.
How does a 10-year warranty compare to the 20 or 25 years others advertise?
Compare what is covered rather than the number. Ask whether cover reduces over the term, whether it covers workmanship or only materials, what conditions keep it active, and what voids it. Ours does not shrink over time, covers workmanship, and needs one no-cost check-in a year. The warranty guide linked above walks through the questions to ask any contractor.
