Roof Waterproofing in Umm Suqeim
Older, more mixed, and often as much a heat problem as a water one. We quote waterproofing and heatproofing separately.
Roof problem in Umm Suqeim? Let’s talk.
How an Umm Suqeim roof is actually built
Most flat roofs follow the standard UAE combo roof build-up, with the waterproofing and the thermal insulation as one integrated system:
- The structural concrete slab.
- A screed laid to a fall so water runs towards the outlets rather than sitting.
- The waterproofing membrane itself.
- A separation or protection layer.
- Thermal insulation boards.
- A protective screed, commonly around 80mm.
- The visible finish: tiles, gravel or a reflective coating.
The consequence is the part owners are rarely told. On a combo roof the waterproofing sits buried under the screed and the finish, so it cannot be seen or inspected from the roof surface. Reaching it means lifting what is above it.
On older properties here you also meet roofs that have been re-covered more than once, with layers added rather than removed. Each re-cover adds weight, raises the deck relative to the outlets, and buries the original detailing a little deeper. It is worth knowing what is already up there before agreeing what goes on next.
Heat is the other half of the problem
A flat roof membrane with nothing shading it takes the full force of the sun. That is why a protective finish or reflective top coat is part of a proper specification rather than an optional extra, and it is why a roof here ages differently from the same roof in a cooler climate.
On a villa we quoted on Anyar Street in Umm Suqeim 3, the job was not a leak at all. It was a seating area that was unusable because of heat coming through the deck. The scope was thermal insulation under the reinstated floor, with an optional heat reflective coating on the timber, and solar control film on the glazing. Different problem, same roof.
Where the water shows up inside
The same Umm Suqeim villa had mould behind MDF wall panelling. Mould is not a decorating problem. It is evidence, and the useful question is what has been keeping that wall wet.
We quoted that work honestly as an estimate rather than a fixed price, because no panel had been lifted and the area decides the cost. That is the right way round. A contractor who gives you a fixed price for mould treatment before anyone has opened the wall is guessing, and the guess will be corrected later at your expense.
Commercial roofs on Al Wasl Road
We also work on commercial premises here. A clinic on Al Wasl Road in Umm Suqeim 3 was quoted for 150 square metres of roof waterproofing at AED 260 per square metre.
The calculation on a commercial roof is different and worth stating plainly. The cost of a leak in a clinic is not the repair to the ceiling. It is the equipment underneath it, the finishes, and the days you cannot see patients while it is put right. That is usually a larger number than the roof.
How we work in Umm Suqeim
We inspect before we quote, and on older properties that inspection matters more than usual, because what is on the roof is rarely what the drawings say. Where the build-up has been re-covered we tell you what we have found and what it means for the options.
The standard specification is Sikalastic-525 RoofPro GCC, applied as a base coat, reinforcement across the full area, then a top coat, at a total of 2.0 kg per square metre. On the clinic roof the specification was 1.8 kg per square metre, reinforced across the full area, because the substrate and the exposure were different. The system follows the roof, not a price list.
What roof waterproofing costs in Umm Suqeim
Roof waterproofing in Dubai runs from AED 130 to AED 390 per square metre. The commercial roof described above was AED 260 per square metre over 150 square metres. Residential work here varies more widely than in a single master community, because the roofs do.
Heatproofing is quoted separately from waterproofing, because they are separate problems with separate solutions and you may only need one of them.
Full rates are on the pricing page, and our roof heatproofing service is described separately.
Common questions
My roof does not leak, but the room underneath is unbearable. Is that you?
Yes. That is a heat problem rather than a water problem, and the fix is insulation and reflection rather than membrane. We quote the two separately so you are not paying for waterproofing you do not need.
There is mould behind a wall panel. Can you give me a price?
Not a fixed one, until a panel comes off. The rate is settled, the area is not, and the area decides the cost. We quote it as an estimate and convert it to a fixed price after inspection.
Do you work on commercial premises?
Yes, including clinics and retail units on Al Wasl Road. Commercial work is quoted on the same basis as residential, with the programme planned around your opening hours.
My roof has been re-covered before. Does that matter?
It does. Added layers raise the deck relative to the outlets and bury the original detailing. We establish what is already up there before recommending what goes on next.
