If you’ve noticed water stains on the ceiling, cracks in the roof, or puddles that just sit there after rain, you’ve probably already asked the obvious question: what’s actually going to fix this?
The honest answer is it depends — on the roof’s condition, what’s already on there, and what’s actually causing the leak. Sometimes the fix is cheap. Sometimes it isn’t. The right answer is whatever matches your specific roof, not whatever costs the most.
Why roofs fail here
Dubai doesn’t get much rain, but the heat wears roofs down on its own. Surfaces can run well past the 45°C+ air temperature in summer, and that daily expansion and contraction is what eventually cracks a membrane or pulls it loose from the deck.
Most leaks come down to a handful of causes: UV damage, an aging membrane, water that never drains properly, cracked concrete, a failed joint around a pipe or AC unit, or an old repair that’s finally given out. And because water doesn’t leak straight down, the stain on your ceiling can be several meters from where it’s actually getting in.
A leak doesn’t always mean a new roof
Plenty of homeowners assume any leak means tearing off the whole roof. Most of the time that’s not true. A real inspection should tell you what waterproofing system is already installed, whether moisture has gotten trapped underneath it, what condition the substrate is in, and whether you need a repair or a full replacement.
The three coatings you’ll run into
Silicone shows up most often on flat roofs in Dubai. It handles standing water better than the alternatives and stays flexible through the heat, so it’s usually the pick when ponding is unavoidable — the tradeoff is it costs more than acrylic and needs a clean, well-prepped surface to bond properly.
Polyurethane is the toughest of the three. It shrugs off foot traffic and equipment servicing, which is why it turns up on commercial roofs and plant rooms, but it’s overkill and more expensive than most homes need.
Acrylic is the cheap option, and it reflects heat well, but it falls apart fast anywhere water sits for more than a few hours. Fine for a well-drained roof, a bad choice for anything with a ponding problem.
When a coating isn’t enough
If the waterproofing has failed badly, moisture’s already worked into the insulation, or the substrate itself has broken down, painting on a new coating just hides the problem for a while. That’s when you’re into localized repairs, crack injection, membrane replacement, or tearing out the system entirely.
How to actually decide
Forget which product is “best.” Ask which one fits your roof — its age, what’s currently on it, how much foot traffic it sees, how well it drains, how bad the damage already is, and what you’re willing to spend.
Get it inspected first
A proper inspection usually pays for itself, because it catches what’s actually wrong before anyone starts selling you work you don’t need. A contractor worth hiring looks at the roof, tells you plainly what they found, and recommends something based on that — not a guess off a photo.
